Changes to Transporting Prefabricated Buildings

What is a Prefabricated Building?

A prefabricated building is one that is substantially constructed in an off-site location, such as a factory. Some examples of prefabricated buildings include residential homes, cabins, granny flats, site offices and amenity blocks.

History

Previously in Victoria, prefabricated buildings could only be transported up to
5.0 metres wide, 5.0 metres high and 25 metres long, on appropriate vehicles and suitable routes.

Review

A review of the dimension limits for transporting prefabricated buildings has been completed in consultation with the Victorian Transport Association and Municipal Association Victoria.

A decision has been made to increase laden vehicle dimensions to what can be generally accommodated safely on the road network, whilst accommodating most practical building sizes.

Policy

Permits are available for vehicles transporting one indivisible prefabricated building or section up to a laden vehicle height of 5.0 metres and the laden vehicle width and length limits in the following table:

Width (metres)
Laden Vehicle Length (metres)
5.5
25.0
5.3
26.0
5.0
27.0
4.8
28.0

The dimensions shown in the table above include external fittings, such as guttering, plumbing, lighting, verandas, bay windows and eaves.

Operating Conditions

Buildings exceeding 5.0 metres wide are only permitted to be transported through metropolitan Melbourne and Geelong during early hours on weekdays or from sunrise on Sundays.

Additional information regarding operating conditions applying to the transport of prefabricated buildings can also be found under Route & Permit Information on the VicRoads website.
